Real Estate

Concord Home of the Week: 350 Main St.

This historic estate on the Sudbury River boasts river views and extraordinary accommodations, including a charming carriage house.

Where to begin?

This grand dame prominently sited on the Sudbury River offers rural settings within its acre of lush grounds with water and country views. But for homebuyers who desire a balanced lifestyle, Concord Center is only two blocks away.

This historic Victorian, promptly named the Geer-Chapman House for its builder, Boston businessman G.F. Geer, was constructed in the early 1870's with period styling reminiscent of Back Bay townhouses with elevated ceilings, magnificent detailing and elegant features and was also fabricated with the most modern technology of its time, including steel beams and central heating. The home was later purchased by prominent Concord architect John Chapman in the latter part of the 19th century, and he took this property to a whole new level by updating its exterior and interior to reflect the Federal Revival style that was sweeping the New England real estate at the time.

While unsympathetic alterations were made to the main residence and carriage in the mid 1930s, its current owners, who purchased the property in 1998, spent eight years reversing those modifications to beautifully recapture its architectural and landscape origins. They were highly successful.

The estate includes two detached structures: The main residence and an equally stunning carriage house totaling 7,777 square feet of living space, 12 elegantly styled rooms and six bedrooms. The primary home includes banquet-sized living and dining areas at 14 x 32 and 19 x 21 square feet, a 15 x 18 square foot eat-in kitchen with butler's pantry, a 27 x 11 square foot great room, a 14 x 17 square foot family room, a 14 x 19 square foot library and a charming 22 x 14 square foot screened-in porch. The second level hosts a luxurious 14 x 20 square foot master suite with twin walk-in closets and a full, private bath, two suites at 14 x 15 and 10 x 10 square feet and three additional bedrooms at 14 x 16 (2) and 14 x 15 square feet.

The newly-designed carriage house was replaced in 2006 and can be flexibly exercised for leisure activities as well as supplemental guest quarters. Its second level includes a 34 x 38 square foot fit-paneled recreation room that includes a kitchenette and a 15 x 12 square foot mahogany paneled home office (or bedroom). The first floor contains a three-quarter bath, two spa changing rooms, a three-car garage and a workshop with boat storage space.

Not to be left behind, even the grounds were professionally redesigned in the recent comprehensive renovation that included architectural elements from the home's origins with sweeping lawns, brick and stone terraces bordered by three-season gardens, a fireplaced terrace and an in-ground hot tub overlooking the river. Perennial borders and extensive trees and plantings were also provided to ensure privacy from adjoining properties.

There is so much to describe and not enough space to fully illustrate this home's magnificent stature. The accompanying pictures do help, but a personal tour is required to fully absorb its splendor.
